Tenants: How to make a great impression at property viewings

When rental properties are in short supply, owners and property managers can be very choosy in deciding on their next tenants. The assessment process starts even before the first viewing.

Keep in mind these basics, so you don’t get a “hard pass” before even applying for your dream home. 

  1. Be on time and if you’re early, wait for the agent! Check the address beforehand so you know how long it will take to get there. Leasing agents only have around 10-15 minutes at each property, and then need to leave for the next viewing. If you’re late, you’ll either miss out or delay the agent for the next appointment. 
  2. Most agencies have limits on the number of people permitted to attend a viewing. If something unexpected happens and you’re not able to make that time, cancel out of the booking so others have a chance to see the home. 
  3. Don’t park in the driveway! Until you’re paying rent, this is someone else’s space, so find a space on the street and walk to the property. 
  4. Dress tidily! No need to wear executive clothing if this isn’t what’s required at your work, but make sure you’re tidy and clean. If your work is particularly messy, ensure your hands are clean and bring an extra shirt to change into before arriving at the property. 
  5. Assume you will need to take your shoes/boots off. Most homes will have tenants still living there, so be respectful of their space, and remove shoes before entering. 
  6. If you’re bringing children to the viewing, keep them close and don’t allow them to touch tenants items, or climb onto furniture. 
  7. Respect the tenants home and belongings. Don’t open doors or cupboards without asking the agent first.
  8. Be polite! Don’t criticise the home, location, decor, or furniture. If this home isn’t for you, say thank you to the agent and move on.  
  9. Be courteous to other people attending the viewing as well. If you have questions about the home, ask these of the agent, while also allowing others to chat. 
  10. If you’re interested in the property, and would like to apply, have a quick chat with the agent and discuss your situation to ensure you stay front of mind. No need to go into personal detail, but if you’ve been in your current rental for many years for example, this is valuable information when assessing your application.
