I’m buying a tenanted property, what do I need to know?

For Landlords to consider:
- Will this home appeal to quality tenants when it’s next vacant?
- Does the location of this property have general appeal for tenants? Is it close to public transport, good schools, shopping areas?
- Are there developments in the area which will improve or degrade from the value of this home? New transport links, multi-storey apartments going up which will block the sun, or a new City Council recreation centre.
- Has there been an independent rental appraisal, and has your broker or bank approved this?
- Are the tenants on a fixed term or periodic lease? If periodic, you have the option to ask for vacant possession.
- Has the agent provided a recent inspection report, and notified you of any issues?
- Do you have funds to cover initial repairs and maintenance?
- Has a building inspection and a Healthy Homes check been completed?
- Are there outstanding maintenance or compliance issues?
- Are there improvements or minor renovations that will increase the appeal and rental income?
- Have the tenants been given any extra benefits that aren’t noted on the sales info; i.e, lawnmowing included, free use of a large garage or workshop? (This can lower the expected income and affect your return on investment.)
- Are the tenants up to date with rent? Any issues with prior inspections? Are there Tenancy Tribunal applications, past or current?
